Before and after

The part photos usually miss

Anybody can show you a finished room. What a homeowner actually wants to know is whether we can be trusted with the mess in between. So we show both.

The same house finished, rendered in yellow with the roof on, planting in and the driveway paved
The same house at block and roof stage, bare concrete, no windows and the ground still raw

New build, ground to handover

A block shell, then a home

This is the same house photographed twice. Everything between the two pictures is the job, and it is the part nobody ever sees once the furniture goes in.

  • Site cleared and levelled, foundations and block work up
  • Foundations, block, columns and roof structure
  • Render, glazing, roof covering and solar
  • Landscaped and handed over complete

Why Max Team

What you actually get

Most people have a story about a contractor who disappeared, or a price that doubled halfway through. These are the six things we do differently, and you can hold us to every one.

One point of contact

You deal with the same person from the first site visit to the handover. No chasing a different number for every trade.

A quote you can read

Materials and labour itemised separately, so you can see exactly what your money is buying before you commit to anything.

A start date and an end date

Both in writing. If something moves, you hear it from us first, not by turning up to an empty site.

We work around you

Still living in the house? We stage the work room by room and seal off everything we are not touching that week.

Site left clean

Rubble cleared and the space swept at the end of every working day, not just at the end of the job.

We come back

Something not sitting right after handover? Call us. We would rather fix it than have you tell somebody we did not.

How we work

Four steps, no surprises

The same process on a bathroom as on a house. You always know what happens next and who is doing it.

01

We come and look

A free site visit anywhere we work. We measure, take photographs, and tell you honestly what the job involves, including the parts you were not expecting.

02

You get it in writing

An itemised quote, usually within three working days. Materials, labour, timeline, and a clear list of what is not included.

03

We build

An agreed start date and a crew on site. Progress photos land in your WhatsApp, so you always know where things stand without having to ask.

04

We hand it back

A final walk through together. Anything that goes on the snag list gets fixed before we call the job finished.

What clients say

Word of mouth built this company

For years the only advertising Max Team had was the neighbour who saw the work. That is a high bar, and it is the one we still build to.

Bathroom, car porch and the solar, all of it by the one team. Nobody had to come back and fix what somebody else did. When the solar went on they worked around us and the house stayed liveable the whole time.

Homeowner, RichmondBathroom, car porch and solar, Ocho Rios

We had three quotes and Max Team was the only one that put the material cost separate from the labour. That is the reason we went with them, and the reason there were no arguments at the end.

Roof was leaking for two years and two other people patched it. Gerry and his team found where the water was actually coming in. Rainy season come and gone since then, no drip.

They built the back extension while we were still living in the house with two small children. Every Friday the site was swept clean. That mattered more than I expected.

Questions

Before you call

How much will my job cost?

It depends on the size of the space, the condition of what is already there, and the finishes you choose. That is why we do not publish a price list. What we will do is come and look for free, then give you a written quote that separates materials from labour so you can see where every dollar goes.

Do you charge for a quote?

No. The site visit and the written quote are free, with no obligation to go ahead. If the numbers do not work for you, we would rather you know that before anybody starts.

How long does a job take?

A bathroom is usually a few weeks. A full house renovation runs a few months. We give you a start date and a finish date in the quote, and we tell you straight away if anything threatens either one.

Do you work outside Kingston?

Yes. We work across Jamaica. For jobs further out we will confirm travel and accommodation costs in the quote up front rather than adding them later.

Do you handle permits and approvals?

For work that needs parish council approval, we will tell you at the quote stage and walk you through what is required. Larger builds usually need drawings from an architect or engineer, and we can point you to people we have worked with.

Can we live in the house while you work?

Usually yes. We stage the work so you keep a functioning kitchen and bathroom for as long as possible, and we seal off the areas we are working in. We will tell you honestly if there is a stretch where staying is not practical.
